Before becoming tenants, candidates will understandably need to go through a fairly comprehensive referencing procedure which may take a few days. We use ‘Rent4Sure’  a recognised national referencing agency to undertake this. Please be patient, it is not too arduous and we will try to ensure it is undertaken as quickly as possible. When you first apply for a property you will be asked to complete certain forms which can be collected from any office or be posted or faxed to you.  Alternatively they may be downloaded from the links below and printed.  The application forms are a fixed format, any alteration to this format will invalidate the application.

Which set of Application Forms you use will depend on which office you are applying through (i.e which office arranged the viewing for you) There are various forms you will need.

Initially you will need the general form and the information sheet with details of how to pay.  Then each applicant (or married couple) will require a detailed application form for the referencing procedure (either individual or company).  If you have a pet (i.e a cat or a dog) and the landlord has agreed to it, you will also require an infestations indemnity form.

An application is not deemed as being accepted for processing until the application fees are paid.

There are certain occasions where a tenant may also be asked to provide a ‘Guarantor’. This could be for many reasons, but the usual ones are; an insufficient income, a poor or absent reference from a previous landlord, limited time in new employment, a concern over credit history etc. We can advise on this and provide you with a Guarantors Application Form as required. There are no additional fees for this service and the Guarantor will be referenced in the same manner as the tenant.

Applications  are accepted chronologically and initial details of applicants will be put to the landlord in the order that they are received. When provisionally agreed by a landlord, they will then be submitted to the professional referencing agency and the fee will no longer be refundable.

It is imperative therefore that you complete these forms accurately and truthfully. If during the referencing procedure an error or inconsistency in the application is identified, it may jeopardise your opportunity to take the tenancy and if a landlord subsequently rejects the application because of the error or inconsistency you will lose your application fee.

 

Fees

We always monitor our fee scales and try to keep them to a minimum. They remain considerably cheaper than the majority of Agents in Worcestershire.  The present fees for applying for a property are;

individual applicant £150.00 + VAT (@ 20.0% = £180.00)

per additional applicant £50.00 + VAT (@20.0% = £60.00)

company application £200.00 + VAT ( @20.0% = £240.00)

reprinting of contracts and administration if tenant alters move-in date £40.00 + VAT (@20.0 = £48.00)

first guarantor application and referencing – no charge.   If the guarantor is not acceptable, subsequent guarantor applications will be charged for.

PLEASE NOTE: These fees are fully refundable if the landlord withdraws the property after the application process has started. If for any reason the tenant is forced to withdraw after referencing procedure has started, then regretfully the fees are non-refundable.

 

Other Requirements

In addition to the completed application forms and fee, we will require

1. A proof of residence dated within the last three months (proof of residence will need to be a statement from at least one of the following; utility company, council tax, telephone, mobile phone, credit card.  Please note that DSS/pension pass book/benefit voucher/car insurance or bank statements are NOT acceptable)

2. A photographic proof of ID. (This needs to be either a driving license or passport. Please note no other photo ID cards are acceptable)
